Tours and Visits
How do I tour an apartment and check out the community?
We’d love to show you around! For in-person tours, you can book one directly on the website, or contact our leasing office to schedule a tour. Please bring your ID to the tour.

How do I apply for an apartment?
Once you have found your desired floor plan on our website, you can submit an application via our online portal. Or just give the leasing office a call, they are happy to answer any questions you may have.
What documents do I need to provide for the application process?
To start your application, you’ll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.
What are the income requirements to qualify for an apartment?
To qualify, your income should be at least three times the rent amount.
What is the lease term for the apartments?
We offer flexible lease terms ranging from 12 to 18 months, giving you the freedom to choose what best suits your needs. Ask us today about available units.
Can I sublease my apartment?
No. We do not allow subleasing to ensure the comfort and security of all our residents.
Is renter’s insurance required?
Yes, renter’s insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.
How do I renew my lease?
Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.
Does Brazos Oaks offer affordable housing options?
Brazos Oaks currently does not offer income-based affordable homes.
Application and Leasing
Move-In and Move-Out Support
Are there move-in or application fees?
Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and any move-in promotions.
Are there services to help with the move-in process?
Coming Soon—Elevators to select buildings or you can schedule a moving company through our Brazos Oaks app.
Are there any restrictions on decorating or modifying the apartment?
You’re welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit.
What happens if I need to break my lease?
If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees and other conditions based on your specific situation.
How much notice is required before moving out?
The leasing team will contact you 90 days before your lease is up. A 60 day notice is required before moving out. Be sure to submit your notice in writing to the leasing office.
What is the process for moving out?
When you’re ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine if any damage and if repairs are required.
How long does it typically take to receive the security deposit refund?
A refund will be issued within 30 days of moving out in the form of a check.
How much is the security deposit, and when is it due?
The security deposit varies by apartment type: $200 for a one-bedroom, $300 for a two-bedroom, and $400 for a three-bedroom. It is due when you apply for your new home.
Are utilities included in the rent?
Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently. Residents need to set up electricity prior to moving in. Water/sewage is billed with your rent and based on your usage. Valet trash is $30/month, and pest control is $5.
Which Wi-Fi providers can I use?
You can choose from Optimum and Frontier for your Wi-Fi/Cable services. Internet is separate from us.
How can I pay my rent?
You can pay your rent conveniently through BILT in our resident portal or through the Brazos Oaks app. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.
Are there other fees, such as monthly amenity fees or technology fees?
No, we do not charge monthly amenity fees or technology fees.
Fees and Payments
Parking
Is parking available? Is there an additional fee for parking?
Parking is free and first come first serve for all residents, guests, and visitors. This is subject to change as our occupancy grows, the leasing office will keep everyone updated.
We also have private garages for $150 per month and covered carports for $50 per month.
Are there any restrictions on overnight guests?
Overnight guests are welcome and can park in any uncovered spot. This is subject to change as our parking policy may update.
Are there EV Charging stations?
We currently do not have EV charging stations, but they are coming soon.
How do I submit maintenance requests?
Maintenance requests can be submitted through our RentCafe Resident Services portal or our resident app, at any time. For urgent issues, please call our emergency maintenance team at 979-314-6500, available 24/7 to ensure timely assistance.
How quickly are maintenance issues addressed?
Non-emergency maintenance requests are typically addressed within 1-2 business days. Emergency issues, such as water leaks or electrical problems, receive immediate attention.

Pets
Do you allow pets in the apartments?
Yes, Brazos Oaks is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply, so please check with the leasing office for details.
Is there a pet deposit or a monthly pet fee?
Yes, there is a required one-time $250 pet deposit plus a one-time pet fee of $250 & monthly pet fee of $25.
What is the pet policy for specific breeds or sizes?
Certain dog breeds are restricted at Brazos Oaks, and size limits may apply. Please contact the leasing office to learn more about the breed and weight restrictions.
What onsite amenities do you offer to accommodate pets?
We will have two dog parks and a dog wash station. We will also have green spaces and pet waste stations throughout our community. This is coming soon.
What amenities are available in the complex?
Brazos Oaks offers various community amenities, including pickleball courts, bocce ball, and a resort-style swimming pool with sundeck. Residents can also enjoy a fully equipped fitness center, a lounge with high-speed Wi-Fi, private work pods, and a private dining/conference room. Outdoor features include landscaped walking paths, an outdoor kitchen with grilling stations and dining areas. For added convenience and entertainment, the community also provides a clubroom with a demonstration kitchen.
Are there laundry facilities in the complex?
No, because all of our homes include full sized washer and dryers.
Is there bike storage available on the property?
No, not at this time. We do have garages and storage units you can rent separately if needed.
Do the apartments have high-speed internet access?
Internet is separate and must be set up by the resident.
How does package delivery work?
Currently, our mailroom is still under construction. The leasing office does accept packages during business hours, otherwise packages can be delivered directly to your door at the discretion of the carrier. For mail, we offer reimbursements for a PO box. Please contact the leasing office for clarification.
What floor plans are available at Brazos Oaks?
Brazos Oaks offers a range of floor plans, including one-bedroom, two-bedroom, and three bedrooms apartments with private balconies, terraces, or yards depending on the unit and floor. Check out our Floor Plans page to see the latest available units.
Do you offer virtual tours of the apartments?
Yes, Brazos Oaks has virtual tours for prospective residents. You can contact our leasing office to schedule a virtual tour.
Are furnished apartments available?
No, Brazos Oaks does not offer furnished apartments at this time. However, contact our leasing office for vendor partners that can assist you with furnishing your residence.

Are there any community events or activities organized?

Are there quiet hours in the community?
Yes, quiet hours are observed from 10 PM to 8 AM to ensure a peaceful environment for all residents.
How do I report a noise complaint?
If you need to report a noise complaint, please email us at brazosoaks@willowbridgepc.com so we can address the issue promptly and ensure it is documented.
What nearby schools or childcare facilities are available?
Brazos Oaks is close to great family resources, including Bryan ISD schools like Mary Branch Elementary, Jane Long and Stephen F. Austin Middle Schools, and Travis B. Bryan High, as well as private options such as Brazos Christian, St. Joseph Catholic, and Allen Academy. Nearby childcare choices include KinderCare, Bright Beginnings, Brazos Valley Kidz Academy, St. Joseph Early Learning Center, and Bullfrogs & Butterflies, offering families plenty of convenient and diverse options.

Brazos Oaks is ideally located on Jones Road near the Bryan–College Station line, just minutes from Texas A&M’s RELLIS Campus, the Health Science Center, and Downtown Bryan. Residents enjoy easy access to the Brazos Transit District’s fixed-route buses and paratransit services, free Texas A&M/Blinn bus routes. Local ride services, shuttles, and taxis also make getting around simple and convenient.
Biking: Our community is a short ride to multiple Bryan–College Station bike paths and greenways, with direct routes that connect to Texas A&M, RELLIS Campus, and nearby parks. Explore the Bryan–College Station Biking Map to find trails perfect for commuting or recreation.
Walking: With our central location, everyday conveniences, dining, and shopping are just a short drive or ride away. Parks, trails, and community green spaces are nearby, making it easy to enjoy the outdoors and a healthy, active lifestyle.
Driving: Brazos Oaks is less than 10 minutes from Downtown Bryan and Texas A&M University, with quick access to Highway 21, Highway 6, and Earl Rudder Freeway—keeping you connected to major employers, shopping centers, and entertainment throughout the Brazos Valley. Easterwood Airport (CLL) is also just 15 minutes away for regional flights.
Public Transit: The Brazos Transit District provides affordable fixed-route and demand-response bus service throughout Bryan and College Station. Texas A&M and Blinn students can also take advantage of free university-operated buses with direct campus access. For longer trips, Greyhound and FlixBus connect residents to Houston, Austin, Dallas, and beyond from the Midtown Transfer Point.
What is your smoking policy?
Smoking is not allowed in apartments but is allowed outside on patio, balconies, or any exterior areas.
